Lennar is positioned for strength because its “Everything’s Included” model, standardized Core Plans, and even-flow production support faster cycle times, tighter cost control, and resilient operating margins in a large, fragmented U.S. housing market. Its scale as a top-two builder with 20,519 deliveries in the second quarter of 2026 and $7.6 billion of home sales revenue gives it purchasing power, while the financial-services segment, rental platform, and technology investments add diversification and monetization optionality. Even with second-quarter 2026 margin pressure and a lower average selling price of $371,000, the ongoing housing shortage and affordability constraints create room for share gains and earnings recovery as conditions improve.
Bears say
Lennar is facing a weaker fundamental setup because demand remains challenged, order pace has softened to 3.9 per month, and FY’26 orders are projected at 80.7k units, down 4% y/y, while deliveries and homebuilding revenue are also expected to decline. Pricing pressure is intensifying as order ASPs fell 5% q/q and management has had to rely on lower base prices and incentives near 12%, which, together with higher SG&A and fixed-cost deleverage, points to compressed gross margins of 15.5% in F4Q and 15.2% in FY’27. With FY’26E EPS cut to $4.75, FY’27E EPS to $4.39, and weak ROTE of 6.3% and 5.7%, the stock’s valuation is vulnerable to further multiple compression given affordability-constrained buyers, tough resale competition, and rising land inventory and deposit risks.
