Prologis is supported by a dominant global industrial platform of about 1.3 billion square feet and a strategic capital business with roughly $60 billion of third-party assets under management, which provides scale, fee income, and operating leverage. Its recent results showed healthy tenant activity, improving U.S. industrial conditions, vacancy down to 7.2%, market rents up 70bp q/q, and full-year U.S. absorption raised to 220msf from 200msf, while SoCal showed early recovery with 9m sf of net absorption and vacancy below 7%. Management’s active data-center expansion, disciplined development pipeline, strong balance sheet, and sustainable growth profile underpin expectations for roughly 6% annual FFO growth, supporting a positive outlook.
Bears say
Prologis is viewed negatively because its earnings and NAV are exposed to macro uncertainty, weaker global trade, and slower business investment that could soften leasing demand and rent growth across its 1.3 billion square feet portfolio. Although 1Q26 absorption of 45 million SF kept vacancy flat at 7.5% and management reiterated 200 million SF of full-year absorption against 190 million SF completions, rents still fell about 5% in 2025 and 8% in 2024, showing pricing power remains under pressure. Rising industrial supply, cap rates potentially moving to 5.5%, and foreign currency or policy risks could further weigh on asset values, while the strategic capital business with about $60 billion of AUM adds fee-sensitive exposure.
